For Sale by Owner:

Acreage: approximately 1.5 acres of grassy coconut palm grove extending from the road to the beach, with several acres of natural jungle on either side, creating high level of privacy, quiet, and natural beauty.
Beachfront: approximately 50' of sandy, protected beachfront/bonefish flat. Water at zero level several hundred yards out at low tide; navigable by a small motorboat at high tide.
Ownership: the property is being sold with full ownership title; no Bahamian ownership or "partner" is required. The title to this land has been cleared and recorded for decades (this is of paramount importance to buyers, but much land being offered for sale cannot assure this.)
Utilities:
Water is provided by two large freshwater wells, with existing underground plumbing stretching all the way to the beachfront shower, and including sprinkler/hose connections throughout the yard.
Electricity is supplied by the government's on-island power plant at standard metered rates. Power lines are buried the length of the property from the pole at the highway to the homesite at the beach front, so as not to mar the appearance of the palm grove.
Telephone and DSL high speed internet: facilities are connected (although not currently turned on) and cables buried underground from the street to the beachfront homesite. There is also excellent cellular service on most parts of the island.
Refuse: the government provides household garbage pickup at the street twice weekly at no charge.
Structures: Infrastructure improvements include the following:
Palm-lined driveway from the road to the beach, with locking wooden bar gate;
Large wooden Utility Shed with two separate locked rooms including lighting and electrical outlets, one housing the freshwater pressure tank and gardening equipment, the other configured as a workshop and including basic maintenance tools.
Two cement house slabs with buried septic tanks, each about 30x30' in size, one located midway through the property and the other at the beachfront (rubble needs to be cleared from the slab);
Beachfront Shower and cement Seawall;
Power/phone pole and electricity meter at the street and buried underground cables stretching to the beachfront.
Other inclusions:
Caretaking: Referrals can be made to gardeners, security, and other types of maintenance providers.
Asking price:
$249,000. Buyer and Seller each pay their own attorney the government stipulated transaction fee, and share the Stamp Tax fee.

Comparables:

It can be difficult to develop a competitive estimate of property values on a sparsely populated island in a remote location. Much depends on the particular character of the homesite and beach, ease of access to the island, level of development or seclusion, and personal taste. Some property changes hands in days, others take years until the right buyer falls in love with the right piece of land. Here is a sampling of beachfront properties recently on the market that helped us determine a fair price for Andromar. Note, we have only examined waterfront properties, as it is a completely different experience to be located on the water vs. inland.

A: Asking $1,152,000 for 20 acres of waterfront land on Deep Creek, South Andros. Note this is creek land, not oceanfront: no ocean views, breezes, etc. Also nearest power pole is 3,000' distant: buyer would need to have several poles installed to reach building site, at significant cost. No building site or improvements noted.

B: Asking $750,000 for 14,000 sf (about 1/3 acre) sandy beachfront lot in Governor's Harbor, Eleuthra.

C: Asking $650,000 for 49,000 sf (about 1.1 acre) sandy beachfront lot on Long Island.

F. Asking $650,000 for a 15,000 sf (about 1/3 acre) sandy beachfront unimproved lot on South Bimini. The beach appears nice but there is no screening from neighboring homes.

G. Asking $599,000 for a 6 acre island near middle Andros, with a pad for a cottage and three wells, no working pier or dock. Note that with your own island, you are responsible for transporting in 100% of your own supplies, power, maintenance staff, etc.

H. Asking $500,000, for a 0.9 acre sandy beachfront unimproved lot in Tar Bay, Exuma.

I. Asking $400,000 for a 0.7 acre beachfront lot in Kamalame Cay, near North Andros, part of a resort development.

J. Asking $295,000 for 17,000 sf beachfront lot in Great Guana Cay. Very exposed to neighboring homes.

K. Asking $275,000 for 24,000 sf Atlantic beachfront unimproved lot in Green Turtle Cay, Abaco.

L. Asking $200,000 for a 14,000 sf sandy beachfront lot in Gilpin Point, Abaco.

M. Asking $199,000 for a 14,000 sf sandy beachfront lot in Cat Island.

N. Asking $167,000 for 5,000 sf beachfront lot near Andros Town, middle Andros.

O. Asking $123,000 for 13,900 sf beachfront lot near South Andros airport; small lot, exposed to neighbors, airplane noise.
